House teardowns
Demolishing one house by itself triggers no DSHS notice. A survey still shows you what is in the house before work begins, and the permit office may want to see it, so ask the city before you apply.
Typical cost in Dallas
When a Dallas building is coming down, the asbestos question has to be answered before the crew and the permit. We arrange the survey, remove what it finds and keep the records, so the teardown starts on a clear footing.
Houses, small commercial buildings and apartment buildings in Dallas, Highland Park and Mesquite all qualify. Rules differ by building type, so we begin with what you are taking down.

Here the survey comes first, and DSHS must hear about the demolition of a commercial building at least 10 working days ahead, with or without asbestos. A building of more than four apartments counts as a facility under the state rules.
Dallas's demolition checklist asks for a survey of the area being renovated and/or demolished, so a job that strips part of a building is covered by the same item as a full teardown.
Planning and Development's demolition permit checklist (form 26-001, dated February 3, 2026) has an item for an asbestos survey of the area being renovated and/or demolished. The application also asks where the debris will go and what route the trucks will take.
Another item asks for liability insurance that covers asbestos hazards when the project includes asbestos, with a note that insurance is not required to demolish a one- or two-family dwelling. The office is at 320 E Jefferson Blvd, (214) 948-4480.
Asbestos waste needs a landfill that is permitted to take it, and even then a landfill may turn a load away. That is why the disposal site is arranged before work begins.
The demolition permit checklist includes a survey of the area being renovated and/or demolished. Planning and Development, at (214) 948-4480, can explain how that applies to your building.
The owner is responsible. For a public building the owner may name an agent, such as a DSHS-licensed contractor or consultant, in writing, but responsibility stays shared, and the notice is due 10 or more working days before demolition.
Whatever the survey finds sets the price. A small amount of floor tile in one house and ceiling material through a whole building are very different jobs.
